HCP is currently seeking new investments for properties which fit the following criteria;

Value Added

Property Types

Office, Retail, Multi-Family, Development, Hospitality, Net Lease and notes. 

Preferred Deal Size

$20 - $100 million, larger investments will be considered. 

Markets:  

New York Metropolitan Area 

Investment Strategy:     

To acquire or partner for well-located properties with the potential for capital appreciation and risk adjusted returns. 

Hold Period Flexible

Stabilized

Property Types

Retail (Single Tenant and Multi Tenant Shopping centers), Multifamily and Office

Preferred Deal Size $20 - $100 million, larger investments will be considered.
Markets:  

Nationwide, Primary and Secondary metropolitan markets

Investment Type:     

Stabilized Returns of 7.50%+ with rental increases or value added opportunities

Shopping Centers: 

Big Box Anchored Power Centers, Shadow Anchored or Grocery Anchored. Prefer to be the Dominant center in it’s market

Hold Period Flexible


LP Investments

Property Types

Existing multi-family assets (e.g. project-based Section 8 buildings, former or current Mitchell-Lama developments, large-scale rent stabilized properties etc.). 

Preferred Deal Size

$5 - $20million, larger investments will be considered. 

Hold Period Flexible
